What is AC Maintenance?
AC maintenance is a scheduled check of a working system: cleaning the coils, clearing the condensate drain, testing the electrical parts and checking refrigerant, so small problems get caught before they turn into a breakdown in July.
A Tune Up Is Not a Sales Visit
A lot of people put off AC maintenance because they expect the visit to end with a list of things to buy. We work the other way. One customer wrote on Google that they asked Carlos whether their unit needed maintenance or a cleaning, and he told them the truth: it didn't.
If your system is clean and running right, we say so. If we find a weak part, you get the reason and the price before anything is replaced, and you decide. Another customer wrote that Carlos has been taking care of their air conditioning since 2020 and doesn't try to sell things they don't need. That is the kind of yearly relationship this service is for.

What a Real Tune Up Should Cover
ENERGY STAR publishes the checklist a contractor should follow on a cooling check up. It is a good way to judge any tune up, ours included. Ask what will be checked when you book, and ask what was found when the visit is over.
- Clean the indoor (evaporator) and outdoor (condenser) coils.
- Check the refrigerant level and adjust it if it is off.
- Clean and adjust the blower so the house gets full airflow.
- Tighten electrical connections and measure voltage and current on the motors.
- Check and clear the condensate drain.
- Check the controls and the thermostat, including how the system starts and shuts off.
- Lubricate moving parts that need it.
When to Schedule It in the Valley
ENERGY STAR says to book the cooling check up in spring, before contractors get busy. Here that means March or April. A Valley AC runs almost every day from May into October, and the parts that fail most (capacitors, fan motors, clogged drains) are the ones a spring check catches early.
If your home heats with a heat pump, the same outdoor unit does both jobs, so it is worth a second look in the fall before the first cold night. Homes with electric heat strips in the air handler can have those checked on the same visit.
What You Can Do Between Visits
Most of the upkeep is yours, and it is simple. These habits do more for a Valley AC than any single visit.
- Look at the air filter once a month and change it when it is gray. ENERGY STAR recommends checking it monthly.
- Keep grass, weeds and stored items a couple of feet back from the outdoor unit so it can breathe.
- Pour a little water into the drain line access, if your system has one, and make sure it drains. Gulf humidity grows algae in these lines.
- If the system starts cycling on and off, blowing warm air or leaving water around the indoor unit, call before it gets worse.

AC Maintenance FAQs
How often should an AC be serviced?
Once a year for a system that only cools, ideally in spring before the heat starts. A heat pump cools and heats, so it can use a check before each season. Check the filter every month in between.
What maintenance should be done on an AC unit?
Coil cleaning, a refrigerant check, blower cleaning, tightening the electrical connections, clearing the condensate drain and checking the controls. Those come from ENERGY STAR's contractor checklist. A clean filter every month is the part you do yourself.
Can I service my AC myself?
Part of it. Changing the filter, keeping the outdoor unit clear and checking that the drain flows are all homeowner jobs. Refrigerant work requires an EPA certified technician, and the electrical parts in the outdoor unit can hold a charge even with the power off, so leave those to a licensed tech.
Will you tell me if my unit doesn't need anything?
Yes. Customers have written on Google that Carlos told them their unit didn't need a cleaning when they asked. We would rather keep you as a customer for years than sell you something this summer.
Do you do maintenance on commercial systems?
This page is for homes. For a business, see our commercial HVAC page, which covers repair and installation, including rooftop units.
